When
searching for real estate in Big Bear Lake, keep these things in mind......
Know that some homes are now in a "short sale" or "bank
owned" status
What does that mean to you?
This
means that most of these properties are going to be purchased in an
"as is" property condition(meaning no repairs to be made)
There are many disclosures that may or may not affect a home buyers
decision. Disclosures however are usually provided by the sellers, and
that is sufficient barring it is a short sale or regular resale, the
seller is still involved....
When
you are dealing with a bank, they have no known knowledge of that specific
property, and are completely unwilling to disclose to you any information
in regards to its condition, as they have none.
This is why it is sooo important to have a home inspection done by a
licensed contractor. In any , or all realestate transactions, short
sale, bank owned, resale, ........ any property other than vacant land!
You need to know what it is you are purchasing, while you have time
to decide this is the home for you, or whether you need to back out
of the sale.
Some
people do not realize that without the sellers disclosure of anything
known about the property, there can always be some underlying issue
that even the seller is not aware of!
Would you buy a used car without knowing how many miles were on it?
Is it still the original engine? Has it been in any accidents? What
the damages might have been, etc. A home is the same thing, however
to a higher financial degree! Be smart buyers, investors and property
owners. Real estate agents can suggest you do a home inspection, and
tell you how important it is, but it is up to you , the buyer, to contact
and set up the inspection.
Most Contractors or Home Inspectors decide their pricing by square footage,
but most I have seen for a mid range sq. ft. home are between $300-$450.
Money well spent!!!
Buyers:
please read the disclosures in their entirety, if they are available
and provided - ask questions!
Sellers,
be specific and honest when filling out your disclosures, this may ensure
the sale of your home, if you know it, disclose it!!
Agents:
Do your due diligence to both your buyers or sellers, explain the importance
of the disclosures, assist them with their questions, suggest those
home inspections, close those escrows with everyone satisfied!!!
