Big Bear Real Estate Market Stats for the month of July 2024

Market Wide Summary

The average sales price of single family homes in Big Bear in July was up 4% compared to the previous month, and the median sales price was up 3%. Average price per sq ft was down 3%. Average sales price over Jan-Jul 2024 was 4% lower and median sales price was down 3% compared to Jan-Jul 2023.

List Price vs. Sale Price and Days on Market

Properties sold in July went for 98% of the asking price after 88 days on market on average, compared to 97% and 100 DOM in June. The list-to-sell price ratio was 98% on average over Jan-July, same as it was over the same period last year.

Big Bear Inventory Trends

Total inventory* increased by 13% month over month, and there were 18% more new listings in July than in June. The total number of homes on the market last month was about 42% more than it was in July of last year. As of this writing, there are 461 single family homes for sale in Big Bear.inventory*Total listed inventory numbers as of the 15th of each month.

Closed Transactions

There were 64 sales in July, which was 23% more than in June, and 11% less than in July of last year.
