The average sales price of single family homes in Big Bear in April was down 3% compared to the previous month, and the median sales price was down 8%. Average sales price over Jan-Apr 2022 was 27% higher and median sales price was up 28% compared to Jan-Apr 2021. The number of sales decreased by 10% month over month.

List Price vs. Sale Price and Days on Market

Properties sold in April went for 104% of the asking price after 38 days on market on average, virtually unchanged from March. The list-to-sell price ratio was 104% on average over Jan-Apr, as compared to 105% over Jan-Apr 2021.
