November brought another shift in the Big Bear real estate market, with slower buyer activity, modest price adjustments, and inventory holding steady as we move into the winter season. Below is a detailed look at how the market performed in November compared to both last month and last year.
📊 November 2025 Market Statistics
The market cooled noticeably this month, with 62 closed sales, down from 90 in October (-31%). Prices softened a bit as well:
- Average Sales Price: $603,475, down 7% month-over-month
- Median Sales Price: $501,750, also down 7%
- Price per Sq Ft: $388, up 4% from October
- Days on Market: 126, up 10%, reflecting slower buyer movement
- List-to-Sell Ratio: 96%, a slight dip
- Active Inventory: 431 homes, almost unchanged (-2%)
Year-to-date comparisons show a very stable overall market:
- Sales are nearly identical to last year (675 vs. 684)
- Prices remain close to 2024 levels
- Inventory is up significantly year-over-year (456 vs. 361), giving buyers more options heading into winter
🏠 Inventory Trends
Inventory remained steady in November with 431 active listings, just slightly below October’s 438*. After hitting peak inventory in late summer, the fall season continues to show gradual normalization.
New listings dipped again in November, with 76 new homes hitting the market, consistent with typical seasonal slowdown. Compared to the same time last year, total inventory is still much higher, which favors buyers and contributes to longer days on market and softer pricing.
*Total listed inventory numbers as of the 15th of each month.
📅 Residential Sales by Month
November sales fell to 62 closings, down from the October spike at 90. This mirrors typical holiday-season slowing but is also a sign of buyer hesitation.
Looking at the full year, high-activity months like June, July, and October stand out, while November continues the expected late-year taper.
Overall, 2025 remains in line with historical seasonal patterns: stronger summer sales, slower winter activity, and relatively stable pricing despite market fluctuations.
