Big Bear Real Estate Market Stats for the month of October 2023

Market Wide Summary

The average sales price of single family homes in Big Bear in October was up 6% compared to the previous month, and the median sales price was up 1%.  Average sales price over Jan-Oct 2023 was 4% lower and median sales price was down 8% compared to Jan-Oct 2022.

List Price vs. Sale Price and Days on Market

Properties sold in October went for 98% of the asking price after 86 days on market on average, compared to 98% and 75 DOM in September.  The list-to-sell price ratio was 98% on average over Jan-Oct of this year, as compared to 101% over Jan-Oct 2022.

Big Bear Inventory Trends

Total inventory* increased by 2% month over month, and there was just one fewer new listing in October than in September.  The total number of homes on the market last month was about 20% higher than it was in October of last year.  As of this writing, there are 347 single family homes for sale in Big Bear.

Closed Transactions

There were 57 sales in October, which was 19% less than in September, and 39% less than in October of last year.  The total number of sales Jan-Oct was 33% lower compared to sales Jan-Oct 2022.
